How Do I Confirm School Assignment for a St. Johns County Address?
The official way to verify which St. Johns County schools serve a specific address: the district Attendance Zone Locator, zoning changes, choice options and residency proof.
The only official way to confirm which schools serve a specific St. Johns County address is the St. Johns County School District Attendance Zone Locator at stjohns.k12.fl.us/zoning, where you enter the address and select its match from the list that appears before the zones are returned. The district requires that selection step: if no list of addresses appears, you type the address completely and click the search button on the right. For the 2026-2027 school year the district also posts a separate 2026-2027 Attendance Zone Locator for 8th Grade Only, applicable solely to areas zoned for the new K-8 schools QQ and RR, which open with grades K-7 in their first year.
School assignment in St. Johns County is address-based. Every residential address sits inside an attendance zone for an elementary, middle and high school, and the zone is set by the School Board, not by the seller, the listing, the builder or me. St. Johns County School District is the sole school district in the county, so there is one authority and one locator to check.
The district's Attendance Zone Locator is the only address-level answer
The Attendance Zone Locator lives on the St. Johns County School District zoning page at stjohns.k12.fl.us/zoning. The tool asks you to enter an address and select its match from the options; after you select the match, the school zones are determined and results appear. When no list of addresses appears, the district's instruction is to type the address completely and then click the search button on the right.
Patriot Oaks Academy states the same thing from the school side: all students must register at their home-zoned school, and the district's Attendance Zones Locator at stjohns.k12.fl.us/zoning identifies the correct school.
Two details matter for the 2026-2027 year. The district posts a separate 2026-2027 Attendance Zone Locator for 8th Grade Only, which applies only to areas zoned for the new K-8 schools QQ and RR, opening with grades K-7 in their first year. The same zoning page also carries a Proposed Attendance Zone Changes 2026-2027 section, so the proposals and the current zones are published in the same place.
Zones change, and a listing or a neighbor is not the authority
Attendance zones in St. Johns County are revised. The St. Johns County School District announced zoning changes for the 2026-2027 academic year as new schools were incorporated into the system. Proposed changes have been presented that would alter attendance zones for 11 schools at once in a district that grew more than 7% in a single year.
The process is public and procedural. Proposed zoning plans are released and discussed at a School Board Workshop at the district auditorium, 40 Orange Street, St. Augustine, with public comment, and the same presentation is repeated at a Town Hall Meeting. Rezoning in the county is driven mainly by school overcrowding on the rapidly developing northside, and the five-member School Board votes on proposed attendance zone changes. After the board approves zone changes for advertisement, the advertisement opens a window for any member of the public to submit an alternative solution, and a public hearing follows at which the board takes official action.
Past rounds show how specific the outcomes get. A School Board vote in November approved zoning changes that rezoned Nocatee's Willowcove neighborhood from Valley Ridge Academy to a new K-8 school and removed all Nocatee neighborhoods from Alice B. Landrum Middle School's attendance zone. A grandfathering provision added in that round allowed current sixth- and seventh-graders in rezoned neighborhoods to stay at their current schools until high school.
Because the board can change a zone and because grandfathering is decided plan by plan, a statement in a listing, from a builder's sales office or from a neighbor is not binding. The locator result for the school year in question is the record you rely on, and the Proposed Attendance Zone Changes 2026-2027 section is where you check whether an address is inside a pending proposal.
High school zoning around Ponte Vedra Beach and Nocatee
Ponte Vedra High School, established 2008, is at 460 Davis Park Road, in the Nocatee census-designated place in northeast St. Johns County, with a Ponte Vedra mailing address, FL 32081. Communities in its attendance boundary include Palm Valley, Sawgrass, and portions of Nocatee.
Allen D. Nease High School, established 1981, is at 10550 Ray Road in Nocatee with a Ponte Vedra address, FL 32081. From the 2022-23 school year, Nease is zoned to serve Nocatee, Ponte Vedra, Palencia, Kensington and Las Calinas, with main feeder schools Palm Valley Academy, Valley Ridge Academy and Pine Island Academy, plus students from Pacetti Bay Middle School.
Two schools with Ponte Vedra mailing addresses both serve parts of Nocatee, which is exactly why the mailing address on a listing tells you nothing reliable about assignment. Run the address through the locator.
Choice options that exist alongside the zoned school
The St. Johns County School District Student Assignment and Choice Plan lists options beyond the zoned school: Programs of Emphasis and Career Academies, Controlled Open Enrollment, hardship transfers, scholarship programs, virtual school, home school, and charter schools.
Programs of Interest in the district include high school career academies, IB and AICE acceleration programs, the Early College Program, the Early Career Program, JROTC, the St. Johns County Center for the Arts at St. Augustine High School, and a Center for the Arts program at R. Murray Middle School. Students in 8th and 9th grade may apply for a Program of Interest at any district high school, subject to application rules and a timeline. Only 5th graders district-wide may apply to R. Murray Middle School's arts programs, and only 9th and 10th graders district-wide may apply to the St. Augustine High School arts programs; in addition to the application, students must pass auditions.
The Program of Choice Frequently Asked Questions page sets out how applications work. Students apply online through the student's Home Access Center account, not the parent's account, and may apply for up to three Programs of Interest. There are a limited number of seats in all Programs of Interest and not all applicants are accepted, especially in the Career Academies. Home school, private school and virtual school students without HAC access must pre-register online and complete the Program of Interest or Career Academy application at that time, with all enrollment documentation uploaded by the parent before pre-registration is complete. The IB Program is offered at Allen D. Nease High School and Pedro Menendez High School, while St. Augustine High School offers the Cambridge AICE Program. Ponte Vedra High School's academies are the Academy of Biotechnology and Medical Research, the Academy of International Business and Marketing, and the Academy of Information Technology.
Controlled Open Enrollment is the statewide route. The St. Johns County School District notes that COE applications are available only during designated open enrollment periods. COE options are permitted under School Board Rule 5.03, and because Pre-Kindergarten programs are not mandatory, COE options are not available for PK students. The district also states that students can only be enrolled in a St. Johns County school if the parent or guardian's primary residence is in St. Johns County, with Controlled Open Enrollment as the exception for qualifying schools.
Charter schools are public schools operated by the governing board of a non-profit organization under the sponsorship of the St. Johns County School Board, and their grade levels, targeted student population and services are defined by the contract between the School Board and the non-profit. Charter schools in St. Johns County include St. Augustine Public Montessori, St. Johns Community Campus (The Arc of St. Johns), Therapeutic Learning Center (The Arc of St. Johns), and Treaty Oaks Preparatory Academy.
Private schools with Ponte Vedra Beach addresses
The U.S. Department of Education school locator lists several private schools at Ponte Vedra Beach addresses. Christ Episcopal Preschool, PK-KG, is at 400 San Juan Dr, Ponte Vedra Beach, FL 32082. The Broach School Ponte Vedra, a coed K-12 private school, is at 10870 US Highway 1 N, Suite 112, Ponte Vedra Beach, FL 32081. The Bolles School operates a Ponte Vedra Beach lower-school campus at 200 ATP Tour Boulevard.
For reference on the public side in the same area, the Department of Education locator lists Alice B. Landrum Middle School, grades 6-8, at 230 Landrum Ln, Ponte Vedra Beach, FL 32082, and Ponte Vedra Palm Valley-Rawlings Elementary School, PK-5, at 610 US Highway A1A N, Ponte Vedra Beach.
When to verify during the purchase and what to gather
Run the Attendance Zone Locator on the exact street address before you write an offer, and run it again for the school year your child will actually enroll in, since the district publishes a current locator, a separate 2026-2027 Attendance Zone Locator for 8th Grade Only tied to the new K-8 schools QQ and RR, and a Proposed Attendance Zone Changes 2026-2027 section. If an address appears in a proposal, the School Board Workshop at 40 Orange Street, St. Augustine and the follow-up Town Hall Meeting are where the plan is presented and public comment is taken.
Registration and residency rules tell you which closing documents to line up. To enroll in St. Johns County schools a student's residence must be in St. Johns County, and the residence is the current permanent residence of the student, parents or legal guardians. For homeowners, the district requires one Column A document, a current mortgage statement, property deed, signed settlement statement for new home purchases only, or homesteaded property tax statement. Sales contracts and builders contracts are not accepted. You add one Column B current utility bill, cable, electric, gas, internet, landline phone or water, and an activation notice is accepted for new service if it shows name, address and service start date. A third document from Column C is also required, such as an additional utility bill, bank statement, cell phone statement, credit card statement, or a driver's license showing the enrolling address. All documents must be current, valid, and show the residential address used for enrollment.
A few more rules shape the timing:
- Registration for new students, re-enrollment and change of address is submitted on an online form at stjohns.k12.fl.us/student/enrollment.
- A child's registration is not complete until the online enrollment process has been completed and verified and approved by the child's school, and all students must reside in St. Johns County and provide valid proof of residency.
- If documentation cannot be uploaded in the PowerSchool registration form, it may be dropped off at the child's school.
- If a student's primary residence changes, notification and updated documentation must be provided to the school within 10 school days.
- Current students must update residency documentation before transitioning to kindergarten, to middle school in 6th grade, and to high school in 9th grade.
- To enroll in kindergarten, a child must reach the required age on or before September 1 and live in St. Johns County. Registration also requires a birth certificate or guardianship documents, documentation of a health examination performed within one year of enrollment, and proof of completed required immunizations on Form DH680.
- The district does not accept Power of Attorney or notarized guardianship paperwork as proof of guardianship. Under School Board Rule 5.05(1)(e), a student residing with a non-parent must present a court order appointing that person as legal guardian or custodian, or other proper documentation from a state or federal agency placing the child there.
- If parents or legal guardians live in separate residences while sharing physical custody under a court order or otherwise, the student may attend the school zoned for either residence with appropriate residency documentation.
Because the deed or signed settlement statement is a Column A document and a sales contract is not accepted, the practical sequence is to verify the zone before the offer and assemble the residency package at or after closing. The district's main school board office is at 40 Orange Street, St. Augustine, FL 32084, phone (904) 547-7500.
What the Ponte Vedra Beach market looks like while you do this
Ponte Vedra Beach reported a $949,500 median listing price as of August 2026, down 13.56% year over year, meaning compared with the same period a year earlier. The median sold price was $980,000, down 17.90%. There were 357 active listings, down 24.94%, and 63 days on market, the median time from listing to contract, down 22.22%. Price per square foot, the sale price divided by the home's finished square footage, was $419, down 2.23% year over year. Those figures are the Realtor.com Citywide key indicators for Ponte Vedra Beach as of August 2026.
At 63 days on market, there is usually time to run the locator and read the proposed-changes section before you commit. If a property is in an area named in the Proposed Attendance Zone Changes 2026-2027 section, treat the current zone as current and nothing more.
The Verdict
Verification is one tool and one page: enter the address in the St. Johns County School District Attendance Zone Locator at stjohns.k12.fl.us/zoning, select the matching address, and read the result for the school year you care about, then check the Proposed Attendance Zone Changes 2026-2027 section. Nothing a listing, a builder or a neighbor says substitutes for that result, because the five-member School Board votes on zone changes and the district announced zoning changes for the 2026-2027 academic year as new schools were incorporated into the system. If you want help, send me the exact street address of the property you are considering and I will walk the verification steps with you.

FAQ
Where do I look up the schools for a specific St. Johns County address?
Use the St. Johns County School District Attendance Zone Locator at stjohns.k12.fl.us/zoning. You enter an address and select its match from the list that appears, and the school zones are then determined and results appear. If no list of addresses appears, type the address completely and click the search button on the right.
Can the school zone for a house I buy change later?
Yes. The five-member St. Johns County School Board votes on proposed attendance zone changes, and the district announced zoning changes for the 2026-2027 academic year as new schools were incorporated into the system. Proposed changes have been presented that would alter attendance zones for 11 schools at once in a district that grew more than 7% in a single year. The district has proposed attendance zone changes for 2026-2027.
Is a school listed on a property listing binding?
No. School assignment is set by the St. Johns County School Board through attendance zones, and the district's Attendance Zone Locator at stjohns.k12.fl.us/zoning is what identifies the correct school for an address. A prior rezoning removed all Nocatee neighborhoods from Alice B. Landrum Middle School's attendance zone and moved Nocatee's Willowcove neighborhood from Valley Ridge Academy to a new K-8 school, which shows how specific these changes can get.
What documents does St. Johns County require to prove residency for enrollment?
Homeowners need one Column A document, meaning a current mortgage statement, property deed, signed settlement statement for new home purchases only, or homesteaded property tax statement. Sales or builders contracts are not accepted. You also need one Column B current utility bill, such as cable, electric, gas, internet, landline phone or water, plus one Column C document such as an additional utility bill, bank statement, cell phone statement, credit card statement, or a driver's license showing the enrolling address. All documents must be current, valid, and show the residential address used for enrollment.
How do magnet-style Programs of Interest work in St. Johns County?
Students in 8th and 9th grade may apply for a Program of Interest at any district high school, subject to application rules and a timeline. Applications are submitted online through the student's Home Access Center account, not the parent's account, and a student may apply for up to three Programs of Interest. Seats are limited in all Programs of Interest and not all applicants are accepted, especially in the Career Academies.
What happens if we move after enrolling?
If the student's primary residence changes, notification and updated documentation must be provided to the school within 10 school days. Change of address is submitted on the same online form used for new student registration at stjohns.k12.fl.us/student/enrollment. Current students must also update residency documentation before transitioning to kindergarten, to middle school in 6th grade, and to high school in 9th grade.
