What Recurring Costs Should I Budget for a Ponte Vedra Beach Home?
Property insurance, flood insurance, HOA dues, CDD assessments and club dues are parcel-specific in Ponte Vedra Beach. Here is how to get real numbers before you offer.
The carrying costs that decide whether a Ponte Vedra Beach home fits your budget are property-specific, not area-wide: property taxes driven by the parcel's own tax district and assessed value, flood insurance driven by the mapped flood zone at that address, HOA dues set by that association, any CDD assessment billed on that parcel's tax bill, and club dues that apply only if you join. Ponte Vedra Beach as a market reported a $980,000 median sold price in August 2026, down 17.90% year over year, with $419 per square foot, down 2.23% year over year.
Carrying costs are the recurring payments you owe every year simply for owning the house, separate from the mortgage. In St. Johns County that list includes ad valorem property taxes, non-ad valorem assessments such as a Community Development District charge, homeowners insurance, flood insurance where the property is mapped into a high-risk zone, HOA dues, and any private club membership you elect.
Property taxes come from the parcel's own tax district, not a countywide rule of thumb
The workflow the office describes is specific. Search for the property, click the tax estimator button on the property record, which prepopulates the tax district and other fields, then replace the prepopulated just value with the potential purchase price and select the exemptions you would be eligible for, such as homestead, veteran, senior, or widow and widower.
That last step matters when you are buying. The estimator's default is the current owner's situation. Your purchase price and your exemption status are different inputs and produce a different number.
The office also states that non-ad valorem assessments in the estimate are based on those most recently assessed to the parcel being estimated, and that those assessments are subject to change and may be higher or lower in the next tax year. So the estimator gives you the parcel's current CDD and similar charges, not a guaranteed forward figure.
The TRIM notice is the document that shows proposed taxes before the bill arrives
The notices will be available online at www.sjcpa.gov. The notice shows the property's proposed taxes for the 2026 tax year before the tax bill is mailed in November, and it indicates information about each taxing authority's millage rates and public hearings.
If you are writing an offer after mid-August, ask the seller for the current TRIM notice for that parcel. It is the cleanest single page showing what the taxing authorities propose to charge on that specific property for the year.
CDD assessments are a separate line on the tax bill and vary parcel by parcel
A Community Development District is a local, special-purpose government framework authorized by Chapter 190 of the Florida Statutes to finance and maintain community infrastructure. Nocatee is in the Tolomato Community Development District.
The annual assessment has two parts. The bond debt service portion is principal and interest on the initial infrastructure construction bond. The operations and maintenance portion is the annual operating budget for maintaining amenities such as water parks, trails and landscaping. Debt assessments last until the bonds mature. The operations and maintenance charge continues annually with no end date.
The amount appears on the St. Johns or Duval County tax bill as a non-ad valorem line, separate from property tax and separate again from HOA dues. CDD and HOA amounts are parcel-specific. Two identical floor plans on the same street can carry different amounts, because the debt allocated to each lot depends on the bond series and phase that funded it.
Because the assessment is a lien on the property, nonpayment can lead to collection actions similar to unpaid taxes. If there is a special assessment or prepayment due at sale, it will appear on the settlement statement.
Documents worth requesting for a parcel with a CDD:
- The current St. Johns County property tax bill and the most recent TRIM notice for the property.
- The seller's CDD disclosure, if one is provided in the transaction.
- The CDD's most recent adopted annual budget showing operations and maintenance assessments per unit type.
- The bond official statement and most recent continuing disclosure, showing the debt schedule, per-lot charges and maturity.
- Recent CDD meeting minutes or financial statements, which reveal planned projects or potential special assessments.
- The HOA budget and reserve materials.
Three questions to put in writing: which CDD district serves this parcel, by name and number; what the current annual operations and maintenance assessment is for this parcel and how it is billed; and whether future phases are planned that could affect assessments.
Florida law gives you a binding HOA number through the estoppel certificate
Section 720.30851 of the Florida Statutes requires an association to issue an estoppel certificate within 10 business days after receiving a written or electronic request from a parcel owner or the owner's designee, or a parcel mortgagee or the mortgagee's designee. Each association must designate a person or entity with a street or email address for receipt of that request.
The statutory form states the regular periodic assessment levied against the parcel, the frequency of payment, the date the assessment is paid through, and the next installment due date and amount. An association waives the right to collect any moneys owed in excess of the amounts specified in the estoppel certificate from any person who in good faith relies upon that certificate. An amended estoppel certificate must be delivered on the date of issuance, and a new 30-day or 35-day effective period begins on that date.
That waiver provision is what makes the estoppel certificate more useful than a dues figure quoted in a listing. It is the association's own number, in writing, with legal consequences attached.
CDD assessments are usually billed annually on the tax bill, while HOA dues may be monthly, quarterly, or annually. Convert everything to a monthly equivalent before you compare two homes. Both CDDs and HOAs can levy additional charges for capital needs, under different procedures.
Flood insurance depends on the mapped zone at that address
Ponte Vedra Beach is a large unincorporated community and suburb of Jacksonville located in St. Johns County, 18 miles southeast of downtown Jacksonville and 26 miles north of St. Augustine, situated on San Pablo Island. Flood exposure on a barrier island is an address-level question.
FEMA's Flood Map Service Center is the official public source for flood hazard information produced for the National Flood Insurance Program. You can search an address, review the mapped flood zone, and download flood map information for a specific property. Common higher-risk zones include A, AE, AH, AO and VE. Inland high-risk zones are labeled A or AE. Coastal high-risk zones carrying additional risk from storm surge are labeled VE. Those areas are classified as Special Flood Hazard Areas and sit in a 100-year flood zone.
The FEMA Elevation Certificate is the document that records the specifics for a given building: map and panel number, FIRM index date, FIRM panel effective or revised date, the flood zone, base flood elevation and datum, Coastal Barrier Resources System or Otherwise Protected Area status, and whether the building is seaward of the Limit of Moderate Wave Action. If a home has one, ask for it. For St. Johns County parcels, the St. Augustine Planning and Building Department at 904-825-1065 handles questions about base flood elevations shown on St. Johns County FIRM maps, whether a property sits in an undeveloped coastal barrier or otherwise protected area, elevation certificates for structures built after 1991 in a Special Flood Hazard Area, and whether a property is within a Special Flood Hazard Area on the county FIRM.
Property insurance premiums themselves are quoted by carriers on the individual structure. Get a written quote on the specific address during your inspection period rather than working from a neighborhood average.
Club membership is an elective cost with its own application process
Membership at Ponte Vedra Inn & Club is by application only. Following membership approval, a one-time, non-refundable, non-transferable initiation fee applies. There is no charge for eligible dependents of the immediate family provided the dependents register with the club. Membership privileges include access to all amenities and facilities at Ponte Vedra Inn & Club, and the club offers and structures annual recreational memberships. Membership options exist at both Ponte Vedra Inn & Club and The Lodge & Club Ponte Vedra Beach. The Inn & Club began in 1928 as a rustic log cabin clubhouse with a nine-hole golf course.
Private country clubs of this type require a substantial initiation fee to join as well as monthly or yearly dues, and there may be minimum spending requirements for food and beverage, golf and other activities. Contact the club directly for current membership costs and dues.
Buying a home inside a club community does not automatically enroll you, and the fee schedules are not published in the market data. Treat club dues as a line you confirm with the club before you decide the house is affordable.
Area averages describe a geography larger than the house you are buying
The CCD is a larger geography than Ponte Vedra Beach, and the figures describe existing owner-occupied units rather than current sale prices.
Meanwhile the Ponte Vedra Beach market reported a $949,500 median listing price in August 2026, down 13.56% year over year, a $980,000 median sold price, down 17.90%, 357 active listings, down 24.94%, and 63 days on market, the median time from listing to going under contract, down 22.22%.
None of those figures is a carrying cost.
How to compare carrying costs across several homes at once
Build one row per property and fill it with documents, not estimates. The inputs that exist as retrievable records:
- The parcel's most recent TRIM notice, mailed Aug. 17, 2026 for the 2026 tax year and also posted online at www.sjcpa.gov that day.
- The non-ad valorem line on the current tax bill, which carries the CDD assessment where one applies.
- The CDD's adopted annual budget and bond official statement for the operations and maintenance charge and the debt schedule with its maturity.
- The association's estoppel certificate, which states the regular periodic assessment, its frequency, the paid-through date, and the next installment due date and amount.
- The FEMA Flood Map Service Center zone for the address, plus the Elevation Certificate if the building has one.
- A written insurance quote on the specific structure.
Convert every line to a monthly equivalent, because CDD assessments are usually billed annually on the tax bill while HOA dues may be monthly or quarterly. Your title or closing agent handles transfer fees, lien checks and how assessments will be handled at closing, so bring them the same list.
The Bottom Line
Requesting them during your inspection period costs nothing and changes what the monthly number actually looks like. Send me the address you are considering in Ponte Vedra Beach, Nocatee, Jacksonville Beach, Atlantic Beach or Neptune Beach and I will pull the parcel-level cost documents with you before you write the offer.

FAQ
What is a CDD fee and how is it different from HOA dues?
A Community Development District is a local, special-purpose government framework authorized by Chapter 190 of the Florida Statutes to finance community infrastructure, and Nocatee is in the Tolomato Community Development District. The annual CDD assessment appears on the St. Johns or Duval County tax bill as a non-ad valorem line, separate from property tax and separate again from HOA dues. It has a bond debt service portion that lasts until the bonds mature and an operations and maintenance portion that continues annually.
Can two identical homes on the same street have different CDD assessments?
Yes. CDD and HOA amounts are parcel-specific, and two identical floor plans on the same street can carry different amounts. Ask for the CDD's adopted annual budget showing operations and maintenance assessments per unit type, and the bond official statement showing the debt schedule, per-lot charges and maturity for that specific parcel.
How do I get the exact HOA dues in writing before closing?
Request an estoppel certificate. Under Section 720.30851 of the Florida Statutes, an association must issue the certificate within 10 business days after receiving a written or electronic request from a parcel owner or the owner's designee, or a parcel mortgagee or the mortgagee's designee, and each association must designate a person or entity with a street or email address for receiving that request. The form states the regular periodic assessment, the payment frequency, the paid-through date, and the next installment due date and amount, and the association waives the right to collect amounts in excess of what the certificate specifies from anyone who relies on it in good faith.
How do I check whether a Ponte Vedra Beach address is in a flood zone?
Search the address at FEMA's Flood Map Service Center, the official public source for flood hazard information produced for the National Flood Insurance Program, where you can review the mapped flood zone and download flood map information for the property. Common higher-risk zones include A, AE, AH, AO and VE, with coastal high-risk zones carrying additional storm surge risk labeled VE. For St. Johns County parcels you can also reach the St. Augustine Planning and Building Department at 904-825-1065 about base flood elevations and elevation certificates.
