Nocatee's amenities are community property, financed and maintained through a district. Nocatee's community development district is the Tolomato Community Development District, and it includes all businesses and residences in Nocatee. District recreational facilities include Splash Water Park, Crosswater Hall, the Fitness Club, and the Greenway Trail System inside an interconnected system of natural habitat. Some Nocatee neighborhoods layer on private amenities such as pools, clubhouses, and fitness centers, and an Architectural Review process governs community standards.
Its membership provides private beach access, dining outlets, oceanfront adult and family swimming pools, a Racquet Club, two championship 18-hole golf courses, a spa, and a fitness center, with categories including Social, All Sports, Tennis, Fitness, and Golf. The Lodge & Club is a private oceanfront membership club that opened in 1989. A new Sports Club and oceanfront Surf Club project that began in early December 2024 temporarily closed the swimming pools and oceanfront fine dining, with interim Surf Club and Gym alternatives, and a reimagined private club is expected in early 2027.

Beach access, errands and driving patterns are the daily difference
Access is via an accessible wooden walkway through 20-foot-high sand dunes, and the park has restrooms, outdoor showers and picnic pavilions. The lot frequently fills by mid-morning on weekends and holidays as of a July 2026 guide, with paid parking available about a mile north at the Guana Tolomato Matanzas Research Reserve, 505 Guana River Road. Ponte Vedra Blvd. is a smaller second public access option, and multiple walkovers and footpaths run along Ponte Vedra Boulevard, though parking may be limited.
St. Johns County also manages crowding directly. For Labor Day weekend, the county offered a free shuttle September 5 through 7, 2026, from 10 a.m. to 4 p.m., running every 20 minutes between the park at 1046 A1A North and Mickler's Beachfront Park. St. Johns County has undertaken a $38.6 million Ponte Vedra Beach Restoration Project stretching from the St. Johns-Duval county line to the Guana Tolomato Matanzas National Estuarine Research Reserve, about nine miles of coastline.
Nocatee is separated from the barrier island by water. The Nocatee Preserve runs along 3.5 miles of the Tolomato River, the Intracoastal Waterway that divides the community from the beach. So a Nocatee beach day is a drive and, on a summer Saturday, a parking decision at Mickler's Landing. If you want to walk or bike to the sand, that is a Ponte Vedra Beach address, not a Nocatee one.
Errands invert the comparison. Walking trails, bicycle paths, and electric cart paths interconnect the residential villages, the Greenway, recreational areas, and the Town Center.
Recurring-cost categories to compare line by line
The recurring-cost structures are genuinely different, and this is where the inland versus beachside decision gets decided for a lot of buyers.
In Nocatee, every landowner pays a fixed Capital Assessment for the length of the district's bonds plus an Operations and Maintenance Assessment that is set annually and can vary year to year. Both appear on the property tax bill and are collected for the district by the County Tax Collector, and the total varies by neighborhood and property. Operations and Maintenance covers day-to-day operations of the district, including grounds maintenance and amenities. A community development district exists to assist with the financing and construction of public infrastructure including roadways and parks, as well as ongoing maintenance. Assessment methods can differ by unit type, such as single-family homes versus townhomes or villas. Buyers in Nocatee typically encounter a master association managing large shared amenities and community-wide rules plus a village or neighborhood HOA handling local landscaping.
Two mechanics of the district are worth knowing before you write an offer. The district publishes an approximate debt payoff figure that is not intended as an actual payoff amount, and an exact payoff requires an estoppel letter, for which there is a fee. Properties platted after January 2025 are not reflected on the November 2025 county property tax records or in the district's schedule and will appear next tax year, and the district's schedule does not reflect debt payoffs or pay-downs that occurred after August 1, 2025. If you are buying a newly platted Nocatee home, confirm the assessment for that specific parcel rather than relying on a published schedule.
In Ponte Vedra Beach, the equivalent recurring line is club membership where you want private beach and golf access. The Ponte Vedra Inn & Club and The Lodge & Club are private membership clubs with initiation fees, annual dues and wait lists as of a January 2025 report. Ask for the current initiation, dues and wait-list terms in writing before you assume a club is part of your carrying cost.
Two cost categories to price on both sides of the Intracoastal: insurance and preparedness. St. Johns County guidance states that evacuation zones are based on factors including elevation and storm-surge vulnerability, and it supplies a route for Ponte Vedra Beach and Sawgrass along with an address-based zone locator. Run any address you are serious about through that locator before you budget.
Who chooses which, based on what the two places actually offer
What the evidence does support is a clean division of priorities.
Choose Nocatee if walkable and cart-accessible daily life is the point. Three K-8 academies are built inside the community with a fourth opening for 2026-2027, and Nocatee reserved land for six elementary schools, two middle schools, and one high school to be donated to the St. Johns County School District as needed. The Town Center is reachable on foot, by bike, by cart or by car, and the greenway and cart-path network ties the villages to it. The trade is that the beach is across the Intracoastal.
Choose Ponte Vedra Beach if being on San Pablo Island is the point. The walkovers and footpaths along Ponte Vedra Boulevard, Mickler's Landing, the South Ponte Vedra Beach Recreation Area and the Guana reserve are the daily amenity, and the private clubs sit on the ocean. The trade is that amenity access is a membership decision with its own fee schedule and wait list, and public parking fills by mid-morning on weekends and holidays.
The St. Johns County School District requires users to enter and select an address for its zone locator to return school-zone results. School assignment in both places is an address-level question, not a community-level one, and it can change by school year.
